Services

What we remodel

We remodel the rooms your household uses hardest and add space when your house is too small, whether you’re changing one room or several at once. We line up plumbers, electricians, tile setters, and HVAC contractors so you don’t have to schedule them yourself.

Existing houses

Remodeling the houses Austin already has

Home remodeling in Austin starts with the house as it stands, including its foundation, framing, and the pipes and wiring already in the walls. A pier-and-beam house has a crawlspace where new drain lines can run, while on a slab the concrete gets cut and trenched to move a drain. That’s why we look in the attic, under the house or at the slab, and at the electrical panel before we draw anything. We take on kitchen remodels, bathroom remodels, walk-in showers, home additions, garage conversions, and whole-house remodels.

The City of Austin says changing the exterior of a house 45 years old or older brings a historic review along with the permit. Which permit your remodel needs depends on what changes, and our Austin remodel permits guide covers that. Before you set a budget, check the published cost ranges in kitchen remodel costs and bathroom remodel costs.

How it works

How a remodel runs with us

Every remodel we take on follows the same six steps, in the same order.

  1. Walkthrough

We come to your house to look at the rooms you want changed, the attic, the foundation, and the electrical panel. You tell us how you use the space and what bothers you.

  2. Design and selections

We draw the layout first, then you pick cabinets, tile, fixtures, and finishes. We settle those choices before work starts so materials are ordered and on hand.

  3. Written estimate

We prepare a written estimate based on the drawings and your selections, with demolition, each trade, materials, and permits broken out line by line.

  4. Permits

We apply for the permits your work needs with the city your house is in. We schedule each city inspection when the work reaches that point.

  5. Build

We start with demolition, then install plumbing, electrical, and ductwork and have them inspected before closing the walls. Drywall, cabinets, tile, and finishes follow.

  6. Final walkthrough

We walk the finished work with you and note anything that needs fixing or adjusting. We work through that list, and the final inspection closes out the permit.

FAQ

Questions homeowners ask

Do you give written estimates?

Yes, we give you a written estimate for every job. We prepare it after the walkthrough, once the layout and main selections are settled, because those set the price. It breaks out demolition, each trade, materials, and permits, so you can see what changes when you swap a finish.

Do you handle the permits?

Yes, we apply for the permits your job needs and schedule each inspection. The City of Austin says contractors obtain permits for their own work and tells homeowners to be wary of a contractor who asks them to get a permit on the contractor’s behalf. For which work needs a permit in Austin, see Austin remodel permits.

Can we stay in the house during a remodel?

Yes, you can stay during a kitchen remodel, or during a bathroom remodel if you have another bathroom to use. We seal off the work area with plastic sheeting and a zippered door, and cover the floors along the path we walk. During a whole-house remodel, you may need to stay somewhere else for some stretches, such as when floors are being refinished or the water is shut off for a day.

Do you take on small jobs?

Yes, we take on smaller jobs such as a tub-to-shower conversion, one small bathroom, or new counters with refaced cabinets in a kitchen. A small job gets the same walkthrough and written estimate as a big one, and you can see more about shower remodels.

What areas do you work in?

We work in Austin, Round Rock, Cedar Park, Pflugerville, Georgetown, Leander, Bee Cave, West Lake Hills, Buda, Kyle, and Manor. Each city has its own permit office, and you’ll find links to them in our service area information.
